For a condominium to 1200 sf the cost is $ 360.00 plus HST. All other inspections start at $ 450.00 plus HST.
On site, verbally, I will outline any major issues I have found. The report will be in a web-enabled PDF format (sample inspection report).
Typically, the report will be sent to you within 24 hours. Reports containing major issues needing more explanation may take longer.
We travel up to an hour outside Barrie in any direction, with a travel and traffic congestion fees added if applicable (I’ll tell you if this is applicable when you book).
Certification of Home Inspectors in Ontario is not yet a reality. We are required to abide by Standards of Practice. We are always fully insured as well.
This is discouraged as this is technical inspection and the fewer distractions, the better (I don’t want to miss anything).

Some problems can only be discovered by living in a house; they cannot be discovered during a home inspection.
For example, some shower stalls leak when people use the shower but don't leak when you simply turn on the shower. Some roofs and basements only leak when specific weather conditions exist. Some problems will only be discovered when carpets are lifted, furniture is moved or finishes are removed.
As such, we cannot and do not offer a warranty on the house. Home warranty programs are available from others.
